 Advocacy

# The voice of the Massachusetts housing industry.

### We fight for the people who build in Massachusetts.

Every session, HBRAMA's committees monitor, challenge, and shape the legislation, regulations, and codes that determine whether building in Massachusetts is feasible.

**We represent you and your best interests.**

HBRAMA's advocacy produces results that show up on your bottom line — in regulations killed before they take effect, codes amended before they add cost, and legislation shaped before it becomes law.

> **Advocacy has saved an estimated $15K–$20K per housing unit built.**

Results

### What We've Achieved

Through the work of our committees and lobbyist, we work tirelessly to protect your livelihood and our industry.

- ### Passed Affordable Homes Act

HBRAMA was instrumental in the passage of the Affordable Homes Act. We authored the provision to unmerge prior merged lots and secured ADU-by-right implementation — a win for housing supply statewide.
- ### Upheld MBTA Communities Act

HBRAMA filed an amicus brief in the Town of Milton v. Attorney General case. The favorable ruling preserved one of the state's most significant pro-housing zoning tools.
- ### Fought New Construction Regulations

Thanks to HBRAMA's advocacy, new home construction is exempt from EOHLC regulations prohibiting waiver of home inspection rights prior to offer acceptance.
- ### Defeated Rent Control & Transfer Tax

HBRAMA successfully opposed inclusion of a local transfer tax in the Affordable Homes Act, and defeated rent control and Tenant Right of First Refusal legislation.
